What Caused The 2008 Housing Crisis?

May 13, 2022

The United States slipped into a minor recession right after 9/11, so the government used its control over how much money is circulating to make it cheaper to borrow money. Because interest rates were low, people borrowed a lot of money and used much of it to buy houses. While this was happening, home prices were increasing year after year, and everyone assumed this would continue forever.

Why Is Economic Deflation a Bad Thing?

April 26, 2022

why is deflation bad

Deflation is very dangerous to the economy and the government will do anything to avoid it.

Imagine wanting to buy new sofa that costs 1,000. Next month it will be 900. Month after it will be 700. Would you buy it now? Or would you wait and save 300 bucks?

Think about how deflation would affect super-rich people investing their money.

What is a Hostile Takeover of a Corporation?

April 14, 2022

In business generally the way that one company takes over another is through negotiations, contracts, and payment. Look at it like this: Company A wants to obtain Company B. Company A and B begin having discussions where Company A outlines all of the advantages of being acquired by Company A (e.g. easier access to resources, streamlined processes, a stronger legal department to protect against lawsuits, etc.) until eventually an agreement is made and Company A takes over Company B.

How Much Annual Salary Would You Have To Make To Be Considered Well-Off In Silicon Valley?

March 31, 2022

Don’t confuse annual salary with total compensation. The companies I worked for kept the “base pay” relatively low. In the lean years (and there are always lean years), living on the base pay was a challenge.

How Do People Afford To Live In NYC?

February 18, 2022 Leave a Comment

how do people afford to live in nyc

This is a complicated question, I used to be a NYC rental broker so can answer this question as it relates to real estate.

  1. There is still a lot of rent stabilized and some rent controlled apartments. These apartments are significantly lower than market rate. There are people paying $2000 and under for 1 and 2 BR apts. those people NEVER LEAVE. They do the best they can with the finishes and condition of the apt, sometimes negotiating with the landlord for some basic upgrades but they NEVER LEAVE. They even treat their stabilized or controlled status as a sort of asset that can be passed down to other relatives who are occupants to the apt. So if you’re paying very low rent, this can definitely help you with cost of living.

What Is Wrong With The NFT Marketplace?

January 19, 2022 Leave a Comment

Below I will explain how the NFTs on altcoin platforms work on a technical level and I will explain why they probably wont even exist in 10 years. I will also explain why some of these NFTs are selling for such high prices.

Many of those NFTs that were sold for crazy high prices were not actually sold to other people. The person who bought those expensive NFTs is often the same person who minted the NFT in the first place. I will explain how whales can easily own very expensive rare NFTs for very little cost. They can just mint an NFT and sell it to them self for $500,000 worth of etһ. They will only lose the small percentage that the NFT marketplace takes and now they own a super rare NFT worth $500k and they will still have most of their etһ because they sold the NFT to them self. And there is a small chance that they might be able to to sell that worthless NFT to some fool who believes that it is actually valuable. Doing this also entices more newbies to mint NFTs in the hopes of getting rich.

What Happens When A Country Doesn’t Pay Its Debts?

January 12, 2022 Leave a Comment

Most sovereign governments can, in theory, ignore their debts and default. The repercussions will depend on who lent the government the money.

It is extremely likely that no private investor or enterprise will consider lending more money (in the short term). They might go so far as to cease or curtail lending to private enterprises in that country due to perceived instability and unreliability of the government.

It is also likely the currency will devalue and there will be little incoming investment.

What Is The Difference Between a 401k and IRA?

December 3, 2021 Leave a Comment

401k vs IRA

A 401k and an IRA are both tax-advantaged accounts that incentivize saving/investing for retirement. They both restrict withdrawals from the account in exchange for deferring or excluding taxes.

The quick rundown of the differences are the following: you have more flexibility investing in an IRA, you have a higher contribution limit for a 401k, and your employer potentially matches contributions in your 401k (basically gives you free money in the account). But let’s go into some more detail.

What Is The Difference Between ‘Good Debt’ And ‘Bad Debt’?

October 26, 2021 Leave a Comment

Good debt: you buy a house. You now own the bank $300,000 and after your loan term you end up paying the bank $400,000 after interest. It took 30 years to pay that debt but since houses went up in price your initial $400k spent is now worth $500k.

Bad debt: you see this nice new TV at best buy. It costs $3k, but its top of the line. Now, you don’t have $3k to drop on a TV, so you put it on the credit card. It takes you ~3 years to pay it off @ 20% interest. In the end you will pay about $4k for the TV, and in 3 years time that TV will most likely be worth 1/10 of what was paid.

Why Is Going To The Hospital So Ridiculously Expensive?

September 28, 2021 Leave a Comment

why is hospital so expensive

I’m a professional managed care contract negotiator for a major health system in the US who also teaches health administration classes at a local university. Let me try to be comprehensive:

  1. There’s a difference between what’s price and cost. Hospital prices are what hospitals charge for a service. Like any other business, charges include the direct costs (supplies, clinician time, etc.) and indirect costs (power bill, departmental overhead, etc.). Included in the indirect cost is always an amount to cover uncompensated care. This is cost incurred by people who can’t or don’t pay their bills, and it’s re-allocated into future pricing, creating inflated charges, which are reported as the “price” for healthcare services in the media and quoted by politicians. edit In addition, government programs with set payment systems (i.e Medicare, Medicaid) often cover some, but not all of the direct cost of care. This too is passed on in the pricing.
